Myth Busters, Hartford Edition: 6 Real Estate Beliefs It's Time to Let Go

by Ilka Torres

We've all heard them. At family gatherings, from a coworker, from that one tío who bought his house decades ago and has been giving advice ever since. Some real estate "rules" were true once. Others were never true at all. Either way, holding onto them can keep you from making a smart move.

Let's clear a few up.

Myth #1: "You need 20% down to buy a home."

This is probably the biggest one, and it stops a lot of people before they even start. The truth is that many loan programs allow much smaller down payments, and some qualified buyers put down far less than 20%. Putting down less can mean paying mortgage insurance, so there are trade-offs to weigh, but 20% is not the entry ticket many people think it is. A lender can tell you what options fit your situation, and Connecticut also offers first-time buyer resources worth looking into.

Myth #2: "My credit has to be perfect."

Good credit helps, no question. But "perfect" isn't the bar. Many buyers qualify with credit that's solid but not spotless, and a lender can often suggest steps to strengthen your profile before you apply. Don't count yourself out without having the conversation first.

Myth #3: "Renting is always cheaper."

Sometimes it is, sometimes it isn't. When you rent, your monthly payment builds your landlord's equity. When you own, part of each payment builds yours. The right answer depends on your finances, your plans, and how long you expect to stay put, so it's worth running the real numbers instead of going on a hunch.

Myth #4: "Price it high, you can always come down later."

We get it. Your home means a lot to you, and you want top dollar. But overpricing can backfire. Homes that sit on the market too long can start to look like something's wrong with them, and buyers may lose interest before a price drop ever happens. Pricing it right from day one, based on real local data, often attracts stronger interest.

Myth #5: "Spring is the only time to sell."

Spring is popular, but it isn't the only window. Serious buyers are looking all year long, and selling in a quieter season can sometimes mean less competition from other listings. The best time to sell is when it makes sense for your life and your goals.

Myth #6: "I can figure it all out online."

Online tools are great for browsing and getting a feel for the market. But automated home values are estimates, and they can't see the updated kitchen, the new roof, or the quirks of a specific block. Buying or selling a home involves negotiation, paperwork, inspections, and deadlines. Having someone in your corner who knows Hartford makes a real difference.
