Mythbusting, Round Two: What Hartford Buyers and Sellers Get Wrong Mid-Deal

Last time, we cleared up some of the big myths that keep people from even starting. But the myths don't stop once you're house hunting or getting ready to list. Some of the most costly ones show up right in the middle of the process, when emotions are high and decisions come fast.

Let's tackle round two.

Myth #1: "Buy the most house the bank says you can afford."

Getting pre-approved for a certain amount feels like a green light to spend all of it. But the number a lender approves isn't the same as the number that fits comfortably in your life. Think about your other goals too: savings, family needs, travel to see loved ones, a little breathing room each month. The right home is one you can enjoy, not one that keeps you up at night.

Myth #2: "Always start with a lowball offer."

Everyone loves a deal. But in a competitive market, an offer that's too low can get your bid ignored, or leave a sour taste with the seller before negotiations even begin. A smart offer is based on what similar homes nearby have actually sold for, not just a hope for a discount.

Myth #3: "The home looks great, so we can skip the inspection."

A fresh coat of paint can hide a lot. Inspections look at things you can't see on a tour, like the roof, the electrical system, plumbing, and the foundation. Skipping one to save time or money now could cost you much more later. Think of it as protecting one of the biggest purchases your family will ever make.

Myth #4: "Sellers should fix everything before listing."

Not every repair pays off. Some updates can help your home show better, while others cost more than they'll add to the sale price. Before you start a big renovation, talk to your agent about which improvements actually matter to buyers in your area, and which ones you can leave alone.

Myth #5: "An open house is what sells the home."

Open houses can be a great way to create buzz and bring in neighbors and buyers. But most sales come from a mix of things working together: the right price, strong photos, smart online marketing, and an agent actively connecting with buyers. An open house is one tool in the toolbox, not the whole toolbox.

Myth #6: "Once you buy, you're stuck forever."

Buying a home is a big commitment, but it doesn't have to be your forever home. Plenty of homeowners sell, upgrade, downsize, or even keep their first place as a rental later on. Your first home can be a starting point for building wealth, not a life sentence.

The middle of a deal is where good advice matters most. A few wrong assumptions can cost you money, time, or even the home you had your heart set on.
